Full Management Service
Some landlords prefer to be free of the monthly administrative management of their property. This service adds full property management to the Find Tenant and Rent Collection Services.The service includes:
- Issue a monthly statement of account upon receipt of the rental payment and transfer rent to your designated account
- Check the property once every four months whilst it is let
- Instruct contractors to deal with maintenance issues, oversee their work to ensure the standard of your property is maintained and arrange payment on your behalf
- Where required, collect and arrange payment of income tax on your rental income
- Negotiate annual rent reviews
- Using the Inventory/Schedule of Condition prepared at the commencement of the tenancy we will arrange a through inventory check at the start of the tenancy and make reasonable efforts to resolve any outstanding property-related issues with outgoing tenants
- Renew annual safety certificates, where applicable
- Using all reasonable efforts, we collect the rent on a monthly basis for transfer to your designated account
- A realistic appraisal
- Effective marketing via our database, websites and advertising
- Identifying new tenants(s)
- Obtaining relevant references
- Arranging for the preparation of an independent check in and inventory/schedule of condition (fee will be advised)
- Preparing a Tenancy Agreement (fee will be advised)
- Transferring electricity, gas, water and Council Tax bills to the tenant
- Taking and holding a security deposit, prior to the tenant moving in.
Using the inventory/schedule of condition prepared at the commencement of the tenancy we will arrange a thorough inventory check at the end of the tenancy and make reasonable efforts to resolve any outstanding property-related issues with outgoing tenants.
